An infill site at 2801 Kingston Road near St. Clair Ave will become a mixed-use condominium/retail development. The nine-storey building with retail at grade will span an entire city block with balconies and terraces up to 600 square feet. Due to the length of the facade, the facade was broken up in vertical moves, with earth-toned brick piers and projecting frames that create both balconies and projecting bay windows.
The irregularity of this form was inspired by the nearby Scarborough Bluffs. As the bluffs took their form due to decades of erosion, the facade appears as though it has itself eroded over time, with the projecting brick frames breaking apart to reveal an antithetic surface underneath - that of glass and lighter materials. As the building steps back on the 6th floor, these frames remain at the same vertical datum, creating generous balconies and terraces at the upper levels.
