The central focus of this new development is the creation of a public plaza that links the existing green spaces to the south of Scollard with Jesse Ketchum Park to the north. The back-drop to the plaza will be the newly restored heritage buildings which currently stand in a dilapidated state at the corner of the site. These restored structures, along with the lower floors of the new development will house a mix of restaurants, amenities and civic uses. 

Rising above the plaza is planned a new 43 storey residential tower providing a number of well appointed, large, family style apartments that offer local families an opportunity for downtown living. 

A huge amount of time and effort has gone into shaping the massing of the tower to ensure that it sits as sympathetically as possible within its context, minimising its impact, both in terms of shadow and wind, on its surroundings. Whether this is through the creation of the large public plaza with its strong civic programme or through the stepping and sculpting of the massing each move has been done in a considered and thoughtful way to ensure this development at Bay and Scollard integrates in a positive way in this rich residential neighbourhood.
